When buying a property in Spain you have to take into account extra costs. Not only do you have to pay for the property, but you also have to pay other costs such as transfer tax and fees for lawyers and notaries.
The transfer tax for a property is divided into several categories:
For a resale property up to €400.000 it is 8% of the purchasing price (temporary 7%)
For a resale property between €400.000 - €700.000 it is 9% of the purchasing price (temporary 7%)
For a resale property from €700.000 it is 10% of the purchasing price (temporary 7%)
For new developments it is 10% VAT of the purchasing price
For plots of land it is 21% of the purchase price.

Lawyers in Spain usually charge a basic rate of 1% to the 2% of the purchase price
The costs for the notary are between 0,6% and 1% of the purchasing price. For new builds a stamp duty tax of 1.2% must be taken into account.

History Its origins can be traced back to the 1500s with Emperor Charles V as the protagonist. He set off with his horsemen to the South of Spain. Along the way, the riders often stopped at an inn to have a drink. It was soon found that quite a few riders were sitting on their horses downright drunk, and so Emperor Charles ordered that all inns in Spain must offer food along with the drink. Thus, the riders were prevented from getting drunk by drinking only wine or alcohol and not taking any food. Hence the custom (mainly in Spain) of serving small bites, tapas, with the drink.
Tapas are still part of the Spanish tradition today. The chosen tapas are placed on the table and aims to encourage sharing and conversation. This allows for more personal contact as each person eats their personal meal. The oldest tapas that last the longest as Tapas are:
- Ham
- Cheese
- Pieces of bread
- Olives
It is culture in Spain to dine quite late, often as late as 9:00 pm. It is therefore traditional to have a drink and a tapa beforehand. In order to whet the appetite.
All in all, eating tapas is an ancient tradition that has lasted for decades.

The government of Andalucia has agreed to a temporary law which states a reduction of the transfer tax. When you complete the purchase of a property this year, you will receive a discount of up to 3% on the transfer tax.
The transfer tax is paid when purchasing a second-hand property. Until now, the transfer tax consisted of three scales, set at 8%, 9%, and 10%, and it is now temporarily set at 7% for all scales.
The stamp duty tax will also be temporarily reduced from 1.5% to 1.2%. This is the tax that is paid after signing the notarial deed within 30 days.
With a newly built property, you also pay 10% transfer tax. This remains the case despite the reduction, which is only intended for second-hand homes. New build properties do have a reduction in stamp duty.

One of the Smallest Wineries in the World

Marbella Old Town
Marbella is still one of the favourite locations for the rich and famous, outside the French Riviera. Many people don't realise that Marbella is actually a very Spanish city. La Zagaleta
La Zagaleta is one of the most luxurious estates in the world. From the promenade a car-free street runs north to the church square with its beautiful local church. The street is lined with dozens of cafes to watch the world go by, as well as popular and fashionable bars such as La Sala and other - more Spanish - tapas bars. With numerous shops, banks, supermarkets, gyms and health and beauty facilities, everything in San Pedro can be reached within a 5 or 10 minute walk through the winding streets.
South of the promenade, along a wide tree-lined avenue, lies the beach, with a wide and long promenade and an equally wide beach. With numerous bars and restaurants lining the beach - "chiringuitos" - it is a popular spot on a summer's day and on weekends during the warm and sunny winter days. San Pedro also has the privilege of hosting the last summer fair (feria) in Andalusia, celebrating its patron saint in the second week of October.

While the coronas pandemic is still going on, more and more people are already boarding planes with peace of mind. Some are going on holiday and others want to go to Spain to view a future home. How can you fly safely in Corona time?
Most nationalities may fly within Europe, if necessary. Do you need to visit and buy your Spanish property? Therefore, it is wise to discuss your trip with your travel agent first.
What is your goal to finally fly again?
If you want to travel and visit Spain to rent a holiday home or buy a property on one of the Costa's then you will need a "Non-covid declaration" for your air travel via a PCR test. It is quite possible to travel to Spain by plane but what prevents many people from doing so are the tests that are required and certainly the test back home. In addition, they do not know where to apply for the test and there is also a language barrier. We can help you find the right supplier so that you are completely unburdened.
But how big is the risk of infection? And how is the supply of oxygen on board an aircraft arranged? What is certain is that the quality of air in an aeroplane is much better than in a train or a bus, for example. This is thanks to a very advanced ventilation system.
But which air do you breathe? How does that air get to you and in what condition? How is the exhaled air removed, and how infectious is it?
What kind of air do you breathe when flying?
In principle, the oxygen comes from the cold outside air. In most aeroplanes this is heated by the engines. Just before the combustion process, it is led away through a pipe. And then used for other purposes, including: filling the pressurised cabin with fresh air for the passengers and crew. This space is therefore supplied with clean fresh air 20 - 30 times an hour (which is much more often than in buses and coaches).
Half of this oxygen is discharged per ventilation cycle through a hole at the back of the cabin. But the other half passes through a special "Hepa filter" (high-efficiency particulate air) and is blown back into the cabin. This Hepa filter removes 99.00 per cent of particles and organic matter, including microbes, from the recirculated air.
How does the air get into the cabin?
In many aircraft, the top of the cabin, above the baggage compartments, has a row of vents along its entire length. Air flows in through these. At the bottom, usually at foot level, there are vents through which the air leaves the cabin again. In addition, most aircraft have vents above the heads of the passengers. You know, the ones you can open and close yourself.
The air is usually filtered per zone of a number of rows in the aircraft. In these, the air goes through the filtering process fifteen to thirty times an hour, with 50% air from outside and 50% recycled and filtered air. Moreover, in most aircraft there are at least two separate systems, with multiple fall-back options.
How big is the risk of contamination?
Obviously, this depends on many factors, such as the number of infected people in an aircraft and especially how far away you are from them.
Aircraft manufacturers Airbus and Boeing emphasised earlier that the coronavirus has very little chance in their aircraft. This is due to the strong Hepa filter and continuous exchange of dry air. Several studies have shown that personal ventilation, above the head, can be effective as a 'cocoon'. Why? Because it blows the air downwards as fast as possible towards the exit of the ventilation system.
In any case, ventilation is a good way of getting coughs or sneezed-out droplets of moisture out of a room as quickly as possible. As you know by now, the coronavirus certainly spreads through these larger droplets.
Very small droplets (so-called aerosols) that are released during coughing or talking can remain in the air of a poorly ventilated room for up to ten minutes. However, it has not been established that these droplets play a significant role in the spread of the coronavirus. And aircraft are, provided the ventilation system is active, (very) well ventilated. So, opening the ventilation grills above your head further offers extra protection.
Will you be sitting right next to someone?
KLM aims for maximum distance" between passengers. Wearing a mouth mask on board is compulsory with this airline, and a temperature check can be carried out on passengers beforehand, for example. A (non-medical) mouth mask is also mandatory at Transavia and many other airlines.
Nevertheless, there is still a chance that you will be seated next to another person on a crowded flight. In that case, a mouth mask and especially an advanced ventilation system are required to (greatly) reduce the chance of contamination.
To prevent this, groups of people are escorted into or out of the aircraft. So, standing up en masse when the plane comes to a halt after landing is strictly forbidden!
Can I touch everything in the aircraft?
The RIVM (National Institute for Public Health and the Environment) states that the chance of becoming ill through touching or grasping surfaces is small. But it adds that it is still important not to touch your face too much and to wash your hands regularly.
Mr van Dissel and Mr Wallinga, experts at the RIVM, also say that infecting an entire aircraft "has never occurred and the risk of infection is extremely small".
Washing hands properly is always best, but for the plane your own disinfectant hand gel can be a reasonable alternative. Airlines ask passengers to stay in their seats as much as possible. The aircraft are fully disinfected during the cleaning process.

When visiting Spain you will undoubtedly notice that time ticks differently here, as if we are not in sync with the rest of humanity. Well, actually, that's true for Spain!
If you don't do your homework before you travel, you might quickly find yourself in a totally different time zone and are constantly looking at your watch to see if something is wrong. You might end up having lunch at 1:00 pm and dinner at 7:00 pm in totally empty restaurants, then try a little shopping and you will find all the shops closed. You will soon realize that you are always two hours away from a "normal" schedule that you are used to. Welcome to Spain!
First of all, the country is in the wrong time zone. It is geographically so far west that we have to share the time zone with London or Lisbon (Greenwich Mean Time), while we are currently on Central European Time, and share time with Budapest, which is more than 2,500 km east of Madrid! This peculiarity goes back to the 1940s when dictator Franco decided to set the clocks an hour ahead to be in line with Nazi Germany. Because the Spaniards are tenacious in the way they do things and they were worried about other things, such as a big Civil War, they never changed their old habits, so the 13:00 lunch was simply moved forward to 14:00 in line with the time zone change and the same goes for the mealtime. This change, purely for strategic and political convenience, never changed back after the war, so essentially our official time does not coincide with solar time.
Moreover, most of the men, who were the primary suppliers, had to work several jobs in those times of hardship, one in the morning and a second in the afternoon/evening. And, of course, the family waited until Daddy came home for dinner, which was often not before 9:00 p.m..
To complicate matters, it can get very hot in this part of the continent, so it is not practical or healthy to work during the hottest hours of the day, hence this long break from 14:00 to 17:00.
From a late breakfast after a short night we basically start on the wrong foot and from that moment on it all goes downhill. Because we only have a late lunch, we tend to have a second breakfast in the middle of the morning and an afternoon snack to hold us until dinner. At 17:00 we force ourselves back into the working groove until 20:00 or 21:00; this means that we don't start watching our favorite series or movie until 22:30, which ends at midnight or later. Then we go back to the vicious circle. So if anyone's out of line, don't worry, it's not you!
Lunch in Spain normally takes place between 14:30 and 15:30 and dinner between 21:00 and 22:00 on weekdays, but often later in the weekend. Don't be surprised if you walk past cafes and eateries at 10:30pm and they are full of families and young children who have just sat down to eat.
It's also not uncommon to see a Spanish family finish a late lunch on a weekend at the same time as a British family arrives for their early dinner, everyone looking at each other as if they were out of place!
In summer, this is made worse when families take advantage of the long days they spend on the beach until after 9pm, when the sun goes down, to eat even later.
Our particular lifestyle affects every aspect of life, including office hours, dividing the working day into two. With a very long lunch break, often misunderstood as a "siesta" or nap time (which sounds great in theory but is not practical in reality), it is difficult to be productive for so many hours.Figures speak for themselves: almost half of the country is still at work after 6pm and 10% is still at work after 9pm.
But the Spaniards always find ways to work around the system, that's in the DNA. However, this can be quite frustrating when you walk into an administration office at 09:30 and half the staff are "gone for breakfast" when the office is literally opened just half an hour earlier! That hour that is wasted on a second breakfast should go home an hour earlier.
Current business practices show that Spaniards suffer negative health and economic consequences from this outdated tradition. Compared to the rest of Europe, we sleep on average one hour less and work longer, which of course has a direct impact on our health, productivity, social and family life. In short, we live in a permanent state of jet lag!
Most Spaniards would actually prefer to switch to a more standard European "9 to 5" day. Every year there are numerous proposals on the table to either ignore summertime or bring the Spanish clocks back to the natural GMT hour. However, it is easier to change the clock than people's habits, so it doesn't look like anything is going to change soon. When visiting our country, we advise you to keep this in mind to avoid feeling as "jet-lagged" as we do!
General rules
You are required to wear a mask in all public places if you cannot keep a distance of at least 1.5 meters. That is the most important rule. You must always bring a mask so that if you cannot keep a distance, you can wear it. We recommend that you follow this rule and be aware that the police may fine you if you don't have a mask.
Traveling to Spain
It is mandatory to wear a mask at all airports in the world and the same on the flight. Please note that no refreshments or snacks are served onboard a flight right now, so you will need to bring your drinks and food with you just in case. Malaga airport is now limited and only the old terminal is open. None of the shops are open and you can only buy things in vending machines, such as masks, gel, water, chips, etc.
When you leave the airport, there are no specific things to pay attention to, because it is all normal. There are no special measures before you leave. However, we do advise you to wear your mask and take enough time for your flight, as security checks can be slower than normal.
It is mandatory to fill in a form when you enter Spain. The required information is your name, passport, where you are staying, contact details, etc. We strongly advise you to do this before your arrival, as it may take time to do so upon arrival, a waste of you holiday time!
Beaches
The first question people ask is whether they should wear the mask on the beach. The answer is no. But if it is not possible to respect the general rule of distance (on the beach it is 2 meters), then you have to wear it. La Junta de Andalucia hired 3000 people this summer to help control the standards on the beaches. So every day you will see people from the Junta walking on the beaches from 11:00 - 20:00 to make sure that people respect the rules and distances.
Please note that you are not allowed to bring beach balls, air mattresses or beach tennis and that you may only bring an umbrella and no tents.
Swimming pools
The general rules state that the swimming pool must be cleaned and disinfected twice a day. Also, only 75% of the maximum occupancy is allowed. Lastly, you are not allowed to shower at the pools, you have to shower at home.
Public transport
It is mandatory to wear a mask in all public transport. The same rule applies to private transport, but only if you drive with people who do not live with you.
Shops and supermarkets
It is mandatory to wear a mask and in almost all places you will find hydro-alcoholic gel.
Restaurants and Bars
Most bars and restaurants are open again and work as normal. There are some restrictions such as within only 75% of the normal capacity with a minimum distance of 1.5 meters and a maximum of 25 people at one table. On terraces, the capacity is 100% taking into account the distances

De opening stond al gepland voor in oktober, maar die werd helaas uitgesteld vanwege de vertraging bij aanleggen van de toegangswegen. Het winkelcentrum heeft alle vergunningen en de toegangswegen zijn klaar en men kan eindelijke naar het nieuwe Outlet center van de Costa del Sol.
Het McArthurGlen Designer Outlet heeft meer dan 100 designermerken waaronder, Ralph Lauren, Calvin Klein, Escada, Hugo Boss, Trussardi en diverse andere merken.
